The Comprehensive Land Use Plan - CLUP was first approved in 2001 and updated in 2018. A draft version for updates and for citizen review is attached.

What the CLUP is:
A comprehensive document that incorporates a Vision Statement, History & Demographic Data to help guide staff, officials, residents and visitors on the Town's desired trajectory for future development in relation to the character of the Town.

What the CLUP is Not:
The plan is not an enforceable document to regulate zoning, short-term rentals or commercial or residential development, this is done through the Unified Development Ordinance (UDO) or other land use ordinances.

Is the CLUP Important:
Yes, the State of North Carolina requires all municipalities with zoning regulations to adopt and refer to a land use plan when making zoning decisions.

Can I speak into the changes being made to the CLUP?
Yes, the plan will be reviewed by the Planning Board in the next few months and the Town Council will hold a future public hearing to discuss the plan. Citizens may comment prior to these meetings on the Town's website at Public Comments section or email to publiccomments [at] sevendevilsnc.gov and in the subject line include CLUP Review 2024 or speak in-person at the Planning Board meeting or Public Hearing - Date TBD.
